Hawthorne-by-the-Sea Visioning
Background
The Town of Swampscott acquired the Hawthorne-by-the-Sea Restaurant and property with the intention to create a new, unique community jewel and feature for the historic downtown. The redevelopment of this property has been a long term goal in various planning efforts including the Master Plan.

Project Details
The Town, along with support from HDR, has been working for just over a year to develop a concept of how to redevelop the Hawthorne property. Multiple stages have been completed with significant community interaction and feedback. A recap of the findings from the initial Idea Exchange are outlined below.
The visioning process report and presentation will be published on this page later in April 2024.
Summary of Findings
This is the period of time prior to the implementation of the final, long-term plan for the property.
- Anthony's Pier 4 Cafe should not be demolished before the long-term vision is realized and can provide a collaborative space for Swampscott.
- The Hawthorne site offers a unique opportunity to celebrate Swampscott and the amazing views, through a combination of architecture and open space.
- Consider revenue generation for the Town
- Address the issue of parking
- Incorporate public restrooms
- Coordinate with the long-term vision for the Hadley School
