Greenwood Avenue School Redevelopment Project

The Town of Swampscott is looking to have the former high school/middle school on Greenwood Avenue redeveloped. The property has been vacant and unused since 2007. The site includes a large masonry building built in 1894 with later additions that were made in 1915 and 1936. The building includes approximately 106,000 square feet of interior space across three floors and a basement. The property (2.22 acres) fronts on Greenwood Avenue and stretches back to Fuller Avenue where there's a vegetated and steep slope. The site is at the top of a hill with amazing views of Swampscott Harbor, Nahant, and the Boston skyline.

The Property is located in the Greenwood Planned Development District, which is addressed in Section 4.5.0.0. of the Swampscott Zoning By-laws, Regulations Pertaining to Planned Development Districts, as amended by Article 21 of the 2016 Annual Town Meeting. This zoning district allows up to 28 residential units and a gross floor area of up to 65,000 square feet.
